The Master Plan


The development consists of approximately 1000 acres on a peninsula situated on the east side of the lake near the deeper, clearer waters by the dam. With close proximity to the Dallas/Fort Worth metropolitan area, private development, which began over thirty years ago, has grown to include a 24-unit lakeside condominium complex plus 235 boat dock permitted lots/homes with property values in many cases exceeding $1M.

For the future, per the Gaines Bend Master Plan (see right), nearly 800 new lots, homes, cluster homes and town homes are planned for the interior lots to finish out the development.

With a low density orientation, homes will be situated on lots with an average size of .5 acre with abundant green space. That equates to roughly one home per acre. By contrast, some of the other developments around the lake have an average lot size at .3 acre which equates to nearly 3 homes per acre. Also, all new development in Gaines Bend will have underground utilities. This will preserve the water views to their fullest.
